Your home inspection is a comprehensive evaluation of the interior and exterior of your home. The non-invasive inspection is based on my observations of the visible and accessible areas of the structure, its systems and components. Following your inspection, you will receive a comprehensive report, complete with photos, that includes information on any material defects and safety issues I observed.
The EPA recommends that all homes be tested for the presence of radon. I offer both long term and short term testing using passive and electronic monitors, please see our radon page for more information.
New construction inspections are performed at the completion of construction, but prior to your final walk through with the Builder's Customer Service Representative or Superintendent. It is always a good idea to verify that utilities (gas, water, and electric) have been turned on, either by you or the Builder depending on the Builder's policy. The inspection should be scheduled just a day or two before your final walk through with the Builder. This will ensure that most, if not all, last minute items have been completed prior to your inspection. At the conclusion of the inspection a completed report will be distributed to you.
For current home owners; my maintenance inspection covers the same areas as a buyer's inspection, focusing on how your home is performing from the crawlspace to the roof covering. With a maintenance inspection, many potential problems can be discovered and addressed before they become major expenses to repair.

"Granted, I am not experienced with home inspections, but my expectations were very high and Jay did an absolutely superior job and well exceeded my expectations. He went the extra mile as I asked many questions. I was impressed by the quality of the inspection report." - Chuck S

If you are preparing to sell your home, pre-listings are that 'extra thing' that many sellers are doing to quickly sell their home. Some of the benefits include:
It helps you to price your home realistically.
It permits you to make repairs ahead of time so that; defects won't become negotiating stumbling blocks later; you have the time to get reasonably priced contractors or make the repairs yourself, if qualified.
It may encourage the buyer to waive the inspection contingency.
It may alert you of items of immediate personal concern, such as radon gas.
It may relieve prospect's concerns and suspicions.
It reduces your liability by adding professional supporting documentation to your disclosure statement.
It may alert you to immediate safety issues before agents and visitors tour your home.
Warranty inspections are performed during the 11th month of your 1-year Builder Warranty. The inspection will be performed to verify that the homes systems are installed and operating properly. You will be presented with a complete report at the end of the inspection along with digital photos taken as needed to document conditions.
